For your peace of mind, we strongly recommend that your systems be subject to regular maintenance. It is a recognized fact that a regularly serviced air conditioning unit will have a far longer lifespan, will have higher performance and be more energy efficient than a unit, which does not receive Planned Preventative Services.

It is our experience that the vast majority of expensive air conditioning repairs occur as a result of systems which have not been subject to any regular maintenance or servicing, typically when being used in a commercial environment. The schedule services depend on the environment the air conditioning are being used in.

Maintenance Explanation

We offer two distinct levels of Maintenance, Minor and Major.

Each individual maintenance is designed to integrate with the other to provide a comprehensive maintenance program. This approach ensures that over time, adequate attention is given to each individual component of the system. This enables the potential life cycle of the system to be attained.

The advantage of this system is the potential of identifying possible faults is heightened; this allows for rectification works to be conducted under normal maintenance conditions and minimizes the potential for faults to occur in high demand times. The motivation is centered on prevention and proactive rectification works rather than reactive repair works.

These maintenance programs are designed to provide the client with sufficient information to proactively plan for works.

Minor/ Routine Maintenance for Air Conditioning Systems

A minor maintenance consists of the following:

  • Evaporator inspection: visual inspection of the evaporator coil to check debris/obstruction.
  • Evaporator drain inspection: visual inspection of the drain pan and drain lines to checked and cleared for debris that may cause water leak
  • Condenser inspection: visual inspection of the condenser coil to check for debris.
  • Refrigerant levels and temperature check and adjustment: the internal refrigerant levels in the system determine the efficiency of the entire system. A visual and sensory check of discharge, suction and liquid line temperatures will be conducted and report.
  • Electrical and mechanical integrity checks: components such as condenser /evaporator fan motors are checked for electrical and mechanical integrity. Fan bearings, shaft and seal, blower blade and housing integrity check.
  • Return air filtration: visual check of filters and carry out filter wash. Inspection of the filter media on every service.
  • Reporting: the maintenance for each system will be reported upon and emailed to the designated contact. This information will be site specific and system in order to demonstrate system performance.

Major Maintenance for Air Conditioning Systems

Major Maintenance consists of the following:

  • Evaporator/Fan cleaning: chemical treatment of the evaporator coil to remove debris. Cleaning of the evaporator ensures correct airflow characteristics across the coil allowing correct heat transfer through the coil. This situation ensures energy consumption is minimized.
  • Evaporator drain cleaning: chemical treatment of the drain pan and the drain lines removes debris. The drain pan and drain lines and perfect breading grounds for bacteria and fungi which grow in the debris that is caught up on the coil. The cooler months where the humidity levels are lower, less condensate is produced which allows stagnant water to pool in the pan. This situation is a perfect breeding ground for bacteria and fungi to multiply; the bacteria and fungi spores are picked up by the evaporator fan blower and distributed throughout conditioned space.
  • Condenser cleaning: chemical treatment of the condenser coil to remove debris. Cleaning of condenser ensures correct airflow characteristics across the coil allowing correct heat transfer through the coil. This situation ensures energy consumption is minimized. Condenser coils are particularly susceptible to spoiling with small dust particles forming a film and the rows. In the hotter days this situation pushes the condenser pressure higher than normal requiring more electrical energy to produce cooling.
  • Refrigerant levels: the internal refrigerant levels in the system determine the efficiency of the entire system. A Comprehensive check of discharge, suction and liquid line pressures allows sufficient information to establish correct system efficiency.
  • Electrical integrity checks: complete electrical integrity check of all supplies and control circuits.
  • Return air filtration: the return air filters are the most critical aspect of the air delivery system. If the filters are in poor condition the air pressure across the filter can affect the temperature transfer efficiency of the evaporator coil. This situation can lead to very low evaporating temperatures and pressures, which can allow flooding, back to the compressor and cause compressor failure.
  • Reporting: the maintenance for each system will be reported upon and emailed to the designated contact. This information will be site specific and system in order to demonstrate system performance.

Reporting

In an attempt to minimize our environmental footprint, we have instituted electronic reporting and invoicing. 
All reports and invoices will be emailed to the site contact. All correspondence from the client is encouraged through email or phone.

Maintenance Conditions

The conditions, which this proposal is based, are as follows:

  • All works will be subject to a safety audit process, encompassing a job safety and environmental analysis ensuring that the safety of all involved has been accounted for.
  • All works will be carried out by suitably licensed and insured persons or be under the supervision of such a person

Situations arising from inadequate access or safety considerations will be forwarded to the designated contact. No further works will be entered into on that specific project until the safety considerations have been adequately addressed
